Make sure to show and describe outdoor spaces in your listing.


According to research summarized in this article by NAR, people currently place significantly more importance on a home’s outdoor space than they previously have. That makes it more important than ever to show off your listing’s exterior.


What the Data Says

The research summarized by NAR shows that over 60% of homeowners say that they have increased the time they spend outdoors because of the pandemic. Even with travel reopening, over 70% of homeowners polled reported that, if they had to choose, they would opt to put money into improving their home rather than taking a vacation this year.

The most common primary uses for outdoor space, among those polled, is for cooking, entertaining, or warm weather outdoor activities (like swimming), so, if your listing has features that facilitate these activities, it is important to highlight them. 


How to Show It Off

An obvious way to advertise these spaces is with our high-quality listing photos. They, along with a little outdoor staging, can make the outdoor area feel like an inviting extension of the living space.

We have recently had a number of agents request to include the outdoor spaces in walkthrough videos as well. Doing so can show an easy flow from indoor to outdoor living that is so sought after by buyers. 

Finally, drone photos are a great way to show off a larger lot or a yard's surroundings. They can be hugely beneficial to listing materials by helping buyers get a different perspective on the layout of the amenities and exterior of the home.
